Cheap accommodation on Koh Samui. Renting a house in Thailand on Koh Samui - how to find housing on your own. Accommodation options on Koh Samui by area

This article is for those who want to find housing without “any realtors” and other friendly assistants. In the article I will describe an algorithm of actions that will greatly increase the likelihood of finding housing.

Your plan is as follows:

1) When outside of Thailand, collect information on the areas where you plan to live. For example, do you want to live in Maenam with a good beach and good infrastructure or live in Bophut with excellent infrastructure and an average beach?

2) Buy air tickets with a morning arrival, because... in this case, you don’t have to waste time; you can immediately look for housing.

3) Plan a budget for renting a house. You should have a rough idea of which houses cost how much. For example, if on the first day you find a 2-bedroom house near the sea for 20,000 baht, this good price or not? And if the same house costs not 20,000, but 30,000 baht, then should it be taken into account or not?

4) Consider a transfer. Here everyone decides for themselves how to get from the airport to their destination. You can take a taxi, or you can arrange a transfer online. It is important not to waste time, because if you have not found housing on your own in 3 days, then your independent search turned out to be not economically profitable and it would be easier for you to use realtors.

5) If you have a late arrival, or you doubt that you can find the right house in a day, look for a hotel through booking.com or agoda.com and book it for a day or two. There is no need to book longer, if anything you can always extend your rental.

6) After booking a hotel, collect information about where you can rent a bike. Now there are quite a lot of groups on social networks that offer bikes for rent. The best thing is to get the bike to the hotel of your choice (some companies deliver the bike to a previously agreed upon location). We can help in this matter. Prices for renting bikes can be viewed.

7) Before departure, install the following programs on your phone. Speed-test, I use 4gmark, google translate and upload 3 languages there (Russian, Thai, English) so as not to depend on the Internet when talking with locals

8) Upon arrival at the airport, your main task is to make yourself a SIM card and put at least 200 baht in it. There must be money on the phone because... You will be on the phone a lot with the owners. If you install a SIM card in the tablet, that’s also good, because... It will be easier for you to navigate the area and mark the accommodation that suits you.

9) Have you dealt with mobile communications, installed a SIM card in the tablet, before getting into a taxi, take a map of the island. This card will be a plan B if your electronic devices run out of charge.

10) You arrived at the hotel, checked in, took a shower, rested a little, now it’s time to get to work. Your task at the first stage is to choose the sector that you will closely study. For this it is better to use googlemaps. Pay attention to groups of houses far from the sea, there is a chance of finding free good housing according to nice price much higher than near the sea.

11) Before you go searching, you need to do 3 things: buy water, buy dog food (not a huge bag, but a small bag of stick food) and put on a helmet. You will need water to quench your thirst, dog food to make friends with local dogs, of which there are a huge number on Samui, a helmet is needed so that you do not get fined again (a fine of 400 baht), to protect against sunstroke, to protect from rain ( therefore, choose not a helmet, but a helmet with a visor (so that in case of rain you can continue your search), for safety.

12) So, you left, keep in mind that in Thailand it gets dark early, so you have until 18.00 local time, from that moment it begins to get dark sharply, the air becomes cooler, the dogs are more active, and the terrain changes (a strange effect, but during the day and in the evening the same place can look different). Your task is not to get lost on the first day. During the day there are more people and the area is better visible.

13) When entering the selected sector, drive slowly, carefully studying the house for rent signs, as soon as you find one, stop and call the number indicated next to the sign and ask the question: “Is there a house for rent available, if so, then how many bedrooms and how much does it cost?

14) It happens that there is a sign, the owner comes out to meet you, but does not understand you. It's okay, there is a phrase that will make him understand why you are here - Ban Chaao - renting a house in Thai. After this phrase, they will either refuse you or show you the house.

15) Appraising a house requires certain knowledge, I wrote for this. If you are too lazy to read it, I advise you to pay attention to the interactive picture below.

16) After the house has been inspected and you like it, you must leave this place with the following information: the coordinates of the house, the owner’s phone number, the cost of the house for the desired period, the cost of the reservation deposit and the cost of the security deposit.

17) Repeat steps 12-15 until you find the desired option.

How else can you look for a home? If you have arrived for a long time, and you already have housing for a month, but you need to find something more suitable, I advise you to get to know people more. Some of them will soon leave the island or simply change their location, and you are right there. There are resorts where the owner does not speak English, and people and ours stay there, but to get into it, you need connections.

Alternatively, you can look through the blogs of people who live on Koh Samui. Ask them if there are any available houses in their resort.

So, what do you need to find housing?

1. Knowledge of English (entry level is enough)

2. Tablet or smartphone with internet

4. Money (keep at least 5000 with you in order to immediately book a house that suits you)

5. Dog food

6. Bottle of water

7. Patience

8. Ability to drive a bike

Important information:

Dogs: If you arrive at the resort and a dog runs and barks at you, slow down and start talking to it, as if you were talking to your favorite dog that you haven’t seen for a long time, let it sniff you, when the getting to know you process is completed, you can treat the dog with food purchased in advance . If you stopped at the resort, the dogs were not visible, but when you started looking at the house, they appeared. It is important to get to know them, tell them something, feed them, because... Sometimes they become aggressive when you leave the resort. I pay a lot of attention to this point because I myself have been bitten by dogs twice while looking at different houses, so I now successfully stick to this strategy.

Agreement: Different places in Thailand have different conditions, I work on Samui, here there are often no contracts for renting a house, all you will have is a receipt for payment for the house with dates and the signature of the owner.

House reservation: A house is booked when the person who booked it has received at least some paper confirming the reservation. If someone tells you that the house is booked and it is not the owner of the resort or the resort staff, then you definitely need to check this information.

Sunday: On this day, Thais have a day off, they may simply disappear and not respond to your calls. This is especially true in the low season.

Probability of finding housing on your own depending on the season. I am sharing my personal experience.

  • Peak season from December 15 to January 15: very low. During the peak season, it is almost impossible to find housing; what was left was rejected by dozens of people and they had reasons for this. Therefore, it is better to use agents to book accommodation.
  • High season November 1-December 14, January 16-April 30, July 1-September 15 – average. During the high season it is possible to find accommodation, but with difficulty. Allow at least 3 days.
  • Low season: May 1 - June 30, September 16 - October 30. High. At this time, there is noticeably more available housing, so you can find something suitable for yourself. The search will take 1-2 days.

Housing found in the high season will be inferior in quality to housing found in low season.

What kind of housing is always difficult to find:

  • Houses with kitchen near the sea.
  • 2 bedroom house within walking distance to the sea within 20-30 thousand baht. This is especially true for Lamai.
  • House with a fenced area.
  • House with high speed internet. Every year there are more and more housing with good Internet, so maybe in a few years it will be possible to remove this item.
  • A house located far away from others.
  • House with bath
  • With sea views.

These requirements greatly reduce the likelihood of finding housing. If you need a house with a fenced area, with a view of the sea, next to the sea and standing separately from others, then perhaps it is still better for you to contact agents. Read the following article for the pros and cons of finding housing through agents.

In conclusion, I suggest small dictionary, it can help when searching for a home on your own:

Ban Chaao means "house rental" in Thai.

Do you have house for rent? – Do you have a house for rent?

Full – busy

Free- free

When will it be free? - When will you be free?

How many bedrooms? – how many bedrooms?

Kitchen

Sea view – sea view

How much for month/for week/for day? – How much does it cost per month/week/day

How many meters to the beach? – How many meters to the beach?

Luck with searching!

Koh Samui attracts tourists more and more every year. And this is not without reason! The fact is that the island is really ideal for both short rest and for long-term stays. In 2014, I lived on Samui for six months and I didn’t get bored with it at all, I’m ready to return there again and again. And in this article I will tell you how to rent a house on Koh Samui.

And since a large number of people come to Koh Samui, many people definitely have the question of how to rent a house on their own and find a comfortable one inexpensive option. This is exactly what we will talk about today.

However, if you are going to the island for only 2 weeks, then I do not recommend wasting time looking for accommodation; it is better to book a hotel online in advance, this can be done on the Hotelluk website.

And in this article we will talk about how to find and rent a house on your own Koh Samui on long term. You can continue reading the article or watch the video in which I discuss this topic in detail, showing houses for 4000, 6500, 25000 and 45000 baht per month.

Usually I first book a hotel online for 2-3 days on the website Hotelluk. I love this site because it searches through various booking systems, and thanks to this you can save a lot on your stay. Next, I check into a hotel for these couple of days and look for a home on site for a long term (1 month or more).

Before you start looking for a home, think about what area you want to live in. Samui. I like the Maenam area, it is very calm, it’s good to work there and relax with children. If you want something more fun, I can suggest the Lamai or Bo Put areas, and if you want to live near a disco or party center, then you need the Chaweng area.

Of course, in order to look for a house, you will need vehicle. I suggest renting a scooter, the cost of which is 150-200 baht per day or from 3,000 baht per month.

And after you have your own transport, you can start looking for housing. To do this, drive to the area that you like along the main road, and then drive onto secondary roads that branch off from the main one and ask if the house is for rent; there are also often signs that say “HOUSE FOR RENT” and a telephone number next to it. Then call the number provided or look for the owner on site and find out if there are any available houses.

When you inspect the house, be sure to check:

  1. Is there hot water
  2. Internet (check its speed immediately)
  3. Availability of kitchen and refrigerator
  4. Find out what you will have to pay additionally (electricity, water, gas, internet).

Also, before you pay money for a house, bargain. Thais often lower prices and give good discounts.

In the first month, in addition to paying for the house, they usually take a deposit; its amount can be completely different. For example, when I rented a house for 10,000 baht, the deposit was 3,000 baht, I rented a house for 6,500, the deposit was 1,500, now I live in Phuket and rent a house for 14,000 baht, the deposit was also 14,000 baht. Therefore, the deposit amount can be completely different. When you move out of the house, your deposit will be returned to you.

That’s basically all the main points about finding a house on Koh Samui. If you have any questions, write them in the comments.

Wish you have a nice holiday and comfortable housing!

You can find and rent a house on Samui yourself, having already arrived on the island - it’s worth it if you have time, patience and optimism, and you are going to live on Samui for more than a month. During high season (December-February) tourist places There are very few good houses available - most of the inexpensive and good options are either occupied or booked. But for us nothing is impossible.

1. Independent search. Basically, the scheme independent search housing for all places in Thailand, and throughout Asia, is approximately the same: the first thing to do is where you want to live, stay in it for 2-3 days in a hotel and look for your home, traveling around every corner of the area you want in looking for “House for Rent” signs and learning about all the options you like. +Ask people in groups on Facebook and Vkontakte about available houses and watch advertisements there. This search takes an average of 3 days. It's quite hemorrhoidal, but you can choose what you really like.

To help you find a house on Samui, there is a good group on Facebook, where they sometimes publish advertisements for personal renting or re-letting of quite good houses from 7 thousand baht and above: facebook.com/groups/samuirentbuysell/

2. Independently + realtor. If your budget for rental housing is 18 thousand baht and above, then you can make your search a little easier by starting with the same thing - settle in the area that interests you most for a few days, contact local realtors and look for (see in person) options through them. To search for housing, click here different companies, I can personally recommend those whom I know personally: aboutsamui.ru and samuidays.ru

3.Through a realtor. This option is relevant if the budget for renting a house is 35 thousand baht or more. The cheaper the housing option, the more likely it is that its photographs on the agency’s website do not convey such important points as the smell of mustiness in the room, the crowing of roosters and other details of the surrounding environment. Although, you can try to clarify this with a realtor.

If you don’t know the islands at all, then my post about

On short term You can select and book accommodation that suits you in advance through a hotel search engine (be sure to look at the ratings and recent reviews, of which there are many, this is the main criterion):

Now let’s learn more about what kind of housing there is on Ko Samui and, as an example, I will show you the houses in which we lived on the island. You shouldn’t look for the same options - they are constantly changing, houses are getting old, prices are rising, new housing is appearing, of which there are very, very many.

Houses on Koh Samui: what they are like and how much they cost

Houses on Koh Samui can be divided into several types:

  • cheap housing tie style: 8-15 thousand baht per month, if you wish, you can live completely “on-chip” for 6-7 thousand baht, but if you can find something decent for that money (it’s difficult, but possible, look at the south of the island),
  • average houses and apartments in European style(25-35 thousand baht per month),
  • condominiums(apartments in apartment buildings, 20-40 thousand baht per month) and
  • villas— good and luxurious (from $100 per night and above).
  • You can add separately houses by the sea, standing right by the water, on the first line, which are almost certainly expensive, even if they are tie-style. A poor house by the sea can cost an average of 30 thousand baht per month, a good one small house, in which it is pleasant to stay (mini-villa on the hotel grounds) - from $2 thousand per month.

Thai style is what you will see in the first photos in this review - Thai style houses look approximately the same in any area. They can be built from anything, but inside everything is quite simple and sometimes there are huge cockroaches flying around. Although no cockroaches were found in our house here (only annoying mold):

Tie-style house and houses on the shore of Koh Samui

The cost of this particular house per month is from 20 thousand baht per month at long term rental(from 3 months). Plus electricity and internet. Everything is probably booked here for the high season, but I can’t say that it’s very cozy here, even though we lived here for 3 months. Clothes in closets become moldy, and your wallet and passport cover also fall victim to mold.

The house is 2-bedroom, located on Bang Po beach, the third from the shore, on one side you can hear cars passing on the road, on the other you can hear the sea. Exactly the same, but 1-bedroom (second from the shore, closer to the sea) costs from 18 thousand baht per month).

Two bedrooms:

Kitchen together with living room:

There are similar houses by the sea in Lamai, Maenam and perhaps somewhere else - it’s better to ask local realtors, or go around all the coasts (quite tedious). The closer to the water, the more expensive it is and the less likely it is to find a vacant house. Inexpensive houses near the water can be terribly scary, but someone still lives in them - on the shore.

Very nice and cozy houses on the shore are more like villas, the cost of which starts from $100 per day, or from $2000 per month for a small villa or house on the territory of a good hotel.

Apartment on the mountainside near the sea in Bang Por

*These apartments are occupied for a long time, this option can only be considered as an example.

Two-room apartment in a villa on the mountainside. This is already Euro-style, it’s much more civilized here than in a house on the beach. True, there is not enough noise of the sea, although you can get there by bike in 3 minutes. You can find quite a lot of such options around Samui. On Maenam, Lamai - mostly in the jungle, far from the sea, but anything can happen.

There is a swimming pool - common to the whole villa. Villa 3 floors, 6 apartments. Apartment cost approx. 30 thousand baht per month for a short period in the low season and at 40 thousand baht/month in the high season. When renting for 3 months or more - 25 thousand per month. Plus payment for water and electricity according to the meter (about 3-5 thousand baht).

The view from the veranda creates some kind of working atmosphere, oddly enough:

Shared living room and kitchen:

Corridor. There is a washing machine in the hallway (there are no washing machines in tie-style houses):

Small bedroom
Large bedroom. There are a lot of exits here, incl. to the veranda. And there is also a private toilet with shower and bath.
Toilet, shower and bath. Entrance from the large bedroom.

Cheap bungalow on the beach

Our friend lived there for several days. Bang Po area. Bungalow on the shore, swimming beach. One room with a bed, fan and TV. Cold shower, toilet. Price - 350 baht per day (for the same price there are similar bungalows on the beach in Lamai). You can lower the price for a few days or a month. Located near 7-11, right opposite the cheap rooms for 299 baht per night. A very ascetic option)

Sea view.
The view on the other side of the bungalow is the road right behind it, along which cars are noisy.
A room with a TV that was not included in the frame.

Many inexpensive houses (15-30 thousand baht) can be found in any area - especially if you move away from tourist clusters into the jungle and look away from the beaches. Sometimes they are so hidden that you can only find them by chance except through the Internet.

Condominiums and studios on Koh Samui (examples with house contacts)

Recently, more and more condominiums - apartments in residential complexes with swimming pools and gyms. You can find them through Facebook groups.

Villas on Koh Samui

Villas on Koh Samui There are really gorgeous ones and of course it’s better to choose them in advance via the Internet. There are many English-language and Russian-language sites for this. With Russian-speaking people, you should be more careful when booking with an advance payment - stories periodically emerge about how Russian “realtors” collected an advance payment for a villa and disappeared. Verified Russian-language site for searching villas: samuidays.ru

We looked at a lot of houses and apartments on Lamai in just 1.5 days and today I will present to your attention a database of houses on Samui with prices, a short description and photographs. Also at the end of the article you will find the location of almost all the described houses on the map.

Before we begin describing the houses, I want to note a few important points:

1. Low season

This time we were looking for a house on Koh Samui low season in June. Moreover, they say that now is the lowest of all low seasons on Koh Samui! The crisis is taking its toll, both in Russia and in Europe, even many Europeans are leaving their cozy homes on Samui, where they lived for years, and are moving to simpler and cheaper houses.

There are a lot of vacant houses now! Only in two places we were told “Full”. But last time in December and January there was a problem with houses. About how we looked for a house on New Year on Koh Samui read here:

About searching for a home in January here:

Despite the low season and great amount empty houses on Samui, most home owners still do not want to understand that there are already few people willing to rent a house, and in six months or a year there will be even fewer of them and that it is time to reduce prices and make discounts. Homes are being built all over Lamai and are about to be ready to move into. And there are not many people who regret moving in...

2. Home search area

For accommodation we considered area only. As a last resort - or. Despite the fact that, according to rumors, you can now find a house in Maenam for 7-8 thousand baht a month, I categorically refused to live on it :)

You can book a room at Amenity Apartel.

Our conclusion: Amenity Apartel is a convenient place to stay if you come to Samui for a week or two.

Romyen House

The complex of 7 houses is located in a closed area in a quiet side street, a post office on the corner of the ring road (where Wat Lamai is). About 1 km to the sea, 400 m to Tesco.

Tel. 089-667-4280

One-room houses with a large kitchen, living room, bedroom and veranda. There is a gas stove, dishes, and a table. In June, two houses were available.

Nice inexpensive house near Tesco and close to the beach

The owner first named the cost of the house as 15,000 baht per month, then 12,000 baht per month. If you rent for a long time, then I’m ready to bargain.

Additional charges:

  • Water – 100 baht per person
  • Electricity – 7 baht per unit

Our conclusion: clean, the house has almost everything you need - a good option for long-term stay in Koh Samui.

A large room in a two-story building, with a refrigerator, microwave and a balcony overlooking the construction site 🙂 (the construction site will end soon!) There is no kitchen.

About 500 m to the beach, 300 m to the main street, 900 m to Tesco.

Tel. 077-418-857

Samui guesthouse and finishing construction nearby

Large room with everything you need

The cost is 8,000 baht per month (similar rooms in guest houses can be rented for 6-7 thousand baht - about renting housing in Chiang Mai). Water and WiFi are included in the price, electricity is paid separately.

Our conclusion: The apartment is ideal for one person. Or for two, if you don’t plan to sit in the room.

House 2-bedroom green

Houses with green roofs. They are located next to the Samui guesthouse, there are no identification marks or a “House for rent” sign, the passage to them is behind the building under construction.

Double houses with green roofs. The sea is close!

Houses with two bedrooms and a kitchen. There is a dining table, gas stove, dishes, and a large veranda. Close to the beach.

Cost 16,000 baht per month.

Our conclusion: good location, the situation is quite shabby, but you can live. I didn’t like the fact that the hostess showed me one-room houses without warning that they were far from the sea (beyond the ring road) and asked 12,000 baht for them!

Big House

A large house on the next street. The house is detached, not in a complex of houses. There are several more similar houses along the road. Most likely, these houses are rented out only for a long term; families with children, cars, etc. live here. We didn’t find out the price; I think it’s not in our price range :)

The street where the big house is located
The house itself

The location of the house is very good. Beach, Lamai Street, market, Tesco - all within walking distance.

Tel. 081-979-2066

Our conclusion: Great home for a large family for a long time.

A complex of lilac houses in a palm grove. In appearance everything looks very nice. There are both double and single bedroom houses. We looked at a one-bedroom house.

Sign to Baan Tai Cluster visible from the road
Baan Tai Cluster - everything looks very nice and stylish from the outside

The layout of the house is funny: at the entrance there is a large veranda under the roof, open on all sides, which, as I understand it, serves as a kitchen-living room. On the ground floor there is a bedroom and a bathroom. On the second floor there is an open veranda with a gazebo and something like a mini kitchen (also outdoors). It’s suitable for those who are not afraid of mosquitoes, but it seemed to us that apart from the bedroom (where there is nothing else except the bed and closet) there is nowhere to hide :)

The house has two indoor spaces - a bedroom and a bathroom, everything else is outside

Attention price: only 10,000 baht per month including everything (water, electricity, WiFi).

There are similar houses with their own mini pool (a thousand baht more expensive).

Houses are rented not only for long periods, but also daily.

Houses and rooms in the center of Lamai near the beach
A room in a building with a veranda overlooking the road :)

A room in a long one-story building. Large room, bed, dining table, mini kitchen with microwave, kettle, but no stove. Veranda overlooking the road :)

The room, by the way, is quite spacious. The only downside is that it’s very dark (ground floor)

Cost 10,000 baht per month, electricity 10 baht per unit.

Multi-colored houses in a closed area stand almost close to each other.

Small house with kitchen in the center of Lamai

The house has a large veranda with a low table and chairs, a room with a large bed, a wardrobe and a dressing table, an entrance to the mini kitchen through a separate door from the veranda. In the kitchen there is a gas stove, a kettle, and some dishes.

Huge veranda, mini kitchen with everything you need, large room.

Cost 12,000 baht per month, electricity 10 baht per unit.

Tel. 081-396-3596, 089-130-1851

Our conclusion: great location, great price, clean. The rooms in the building have more space than the houses and there is a table. There is nowhere else to sit in the house other than on the veranda or in the room on the bed. A very good option for a month or two, but not for a long time. Well, or if you don't work from home.

B.E.A. Apartment

Apartment with swimming pool on a quiet street in Lamai. 500 meters to the sea.

Tel. 086-887-0680

Cost 20,000 – 25,000 baht per month.

Samui Holidays Residence

The apartment is located in a quiet street near the ring road. 500 m to the sea.

You can find out the cost and make a reservation.
